Jason Grant and Todd Ezrin have known each other for over 15 years. They share the same values around client service, craft, and getting the details right. TOBEmotive is the natural outcome of that relationship.

TOBE DesignGroup brings 30 years of award-winning interior architecture to every project. Principal Todd Howard Ezrin, NCIDQ, LEED AP, is known across the DMV for interiors that are beautiful, functional, and built to work for the people who actually live and work in them.

Emotive Architecture handles the building itself. Founded in 2011 by Aubrey Jason Grant, AIA, a third-generation architect and Howard University graduate, Emotive has delivered over one million square feet of multifamily, mixed-use, and institutional projects valued at $107 million and counting. DC-certified MBE. Zero change order policy.

Together, they cover everything. Structure to space planning. Building systems to soft furnishings. That coordination, handled in-house, is what keeps projects on budget and on schedule.

Historic buildings, occupied renovations, and complex phased projects are a specialty. We understand how to keep residents and operations running while the work happens around them.

Adaptive Reuse

Existing buildings repurposed for new uses. We assess what is there, figure out what is possible, and design spaces that attract better tenants and lower long-term operating costs.
